The combined value of private and public homes in Singapore’s north-east is $396 million less today than when they were bought, a new report has found.

The report by SRX Property sought to calculate the “paper losses” faced by home owners across Singapore, given the recent slide in property prices.

Of the 7,619 Housing Board flats in Sengkang with caveats lodged historically, 46.9 per cent or 3,575 owners would suffer losses if they were to sell at today’s estimated market value, SRX Property said. This calculation is based on the price the owners paid for their homes.

Businesses hoping to expand into the overseas markets would do well to consider Singapore as an option.

In a recent study carried out by communications solutions provider BT, the country was revealed as one of the top Asia Pacific (APAC) destinations for business expansion. What's more, global rankings for the same thing placed Singapore at sixth on the list.

To meet its urban challenges, Singapore must continue to develop and test solutions, Minister of State for National Development Desmond Lee said at the Centre for Sustainable Asian Cities (CSAC) Research Symposium (pictured) on 18 September.

“A key research area that we must continue to focus on is to ensure a high quality living environment in urbanised and compact Singapore. This involves enhancing connectivity, accessibility and convenience of services and amenities for residents,” he said.

What does the future hold for Singapore’s property market?

According to a recent Savills report, the outlook remains challenging for the rest of 2014, and this is expected to continue over the next six years.

The new platform will cater to trains heading to Pasir Ris, which leaves the two middle tracks dedicated for trains travelling to and from Changi Airport.

SINGAPORE: By 2024, commuters can expect faster MRT travel to the Singapore Expo and Changi Airport. That's because a new platform will be added to the Tanah Merah MRT station, giving it three platforms and four tracks in total. Enhancement works will start in 2016. The Land Transport Authority (LTA) revealed these plans in a media briefing on Monday (Aug 25).

Singapore is set to see more dramatic changes in its rail landscape with new developments in the pipeline. The world's first integrated bus and train depot will be built - estimated to cost a whopping S$6.2 billion - in an attempt to improve Singapore's increasingly congested transport system in the midst of land scarcity challenges.

The integrated depot, announced by Minister for Transport Lui Tuck Yew yesterday, will comprise a bus depot as well as a three-storey rail depot, with each storey housing trains serving a different line. The existing Changi depot will be relocated as the new depot will be able to house around 220 trains and park 550 buses when completed.

SINGAPORE: The new integrated transport hub at Bedok will open in the fourth quarter of 2014.

The Land Transport Authority (LTA) says the 1.6 hectare air-conditioned bus interchange will connect commuters to the Bedok MRT Station and Bedok Mall.

There will also be 400 square metres of commercial space in the bus interchange.

SINGAPORE - Commuters in the east will soon have more MRT links to the city and the northern parts of Singapore with the new Thomson-East Coast Line (TEL).

The eastern stretch of the TEL will have nine stations running from Sungei Bedok to Tanjong Rhu. The line will then connect northwards to 22 other stations. The stations along the northern stretch were announced earlier under the Thomson Line.

The Land Transport Authority announced on Friday the station locations along the eastern stretch, or what was originally referred to as the Eastern Region Line.

INITIAL reports of the property market's demise appear to have been slightly exaggerated.

After policymakers imposed strict curbs on consumer loans last June under total debt servicing ratio (TDSR) rules, analysts predicted that private home prices would plunge by up to 10 per cent this year.

Some warned that home sales could grind to a near halt, quipping that TDSR actually stood for "total destruction of Singapore real estate".

So far, however, the slowdown in prices has been far milder than expected.

"Many studies have shown the positive impact on prices for houses within proximity to new public transportation, most notably metro systems, tram, suburban railway and bus stations," according to the latest Knight Frank report on the impact of transport corridors and urban mass transit systems on house prices. 

In Singapore, Stages 2 and 3 of the Downtown MRT Line have led to value enhancements of private non-landed residential developments around future stations.

Only 480 new private housing units were sold in March, compared to 739 units in February and 572 in January, pushing the total sales volume for Q1 2014 to 1,791 units, or the lowest quarterly level since late-2009, revealed a Savills report.

The low number of transactions is due to sluggish sales at new project launches, except for The Hillford which sold all of its 281 units, Riverbank @ Fernvale (84 percent of 211 units sold), RiverTrees Residences (73 percent or 218 units sold) and The Panorama (48 percent of 58 units sold). The 52-unit Cluny Park Residence also saw healthy interest prior to its official launch. 

"In the secondary market, Savills analysis of caveats show that 1,010 private residential properties changed hands in the first three months of the year, representing a quarter-on-quarter fall of 26.8 percent." On an annual basis, sales volumes slumped 57.9 percent from 2,397 units in Q1 2013. 

Despite the lacklustre sales, 13 residential projects are expected to be released in the next six months, including Pollen & Bleu on Farrer Drive, New Futura on Leonie Hill Road, Gramercy Park on Grange Road and Robin Residences on Robin Road.

ONE of the biggest railway giants in the world, the East Japan Railway Company (JR East) will use Singapore as its Asia-Pacific hub to tap on the region's plans to set up high-speed inter-city and inter-country railway networks. JR East opened its Singapore office in March this year, its first outside Japan in Asia, as well as a European hub in Brussels in Belgium in November 2012.

JR East is the largest passenger railway company in the world with revenues of about 2.5 trillion yen (S$32 billion). It employs 72,000 people and runs all the high-speed trains (called Shinkansen) north of Tokyo, the Tokyo Metropolitan area railway network and local rail networks in East Japan. It also owns the railway infrastructure, including 1,700 stations, rolling stock, tracks, etc.

Next year's decline imminent, says Maybank.

According to Maybank Kim Eng, there are 5 indications that the Singapore residential market will turn in 2014 due mainly to the effects of thhe QE tapering, "culminating in an expected 10% decline in residential prices."

A new semi-expressway could be built in Punggol, to link the estate to other towns in the north and east, including Seletar and Pasir Ris.

The proposed road will serve the northern part of Punggol, which will be home to several housing districts, education institutions and commercial activities once it is fully developed.

In its Draft Masterplan 2013, the Urban Redevelopment Authority (URA) said the semi-expressway will "increase east- west connectivity".

MANY people living and working in sleepy Kampong Bugis are looking forward to the area being transformed into a vibrant residential and lifestyle district as part of government makeover plans.

The prospect of more shops, restaurants and other facilities is proving appealing, especially as it could mean improved property values. "I'm delighted to hear such news, simply because I usually like to buy food near my place. So with the opening of these new places, I have more convenient access to food and leisure activities without travelling," said Mr Sean Liang, a resident of condominium Citylights in Lavender, which is nearby.

The local optimism stems from the Draft Master Plan 2013 released last week. It nominated Kampong Bugis, once home to the defunct Kallang Gas Works and a predominantly industrial estate, as a zone ripe for transformation.

THE new homes coming up in Holland Village, Kampong Bugis and Marina South under the Draft Master Plan 2013 make up only a tiny portion of the 500,000 new homes that could be rolled out after 2016.

The bulk of that total could come from the redevelopment of various tracts of land freed up by re-zoning or land use changes, consultants said.

However, they noted that builders started planning ahead when the Population White Paper and Land Use Paper were released in January.

Businesses located in JTC-owned factories in the Sungei Kadut, Yew Tee and Kranji areas may have to relocate as part of changes Singapore will undergo according to a new Master Plan that is still in a draft stage.

The industrial property landlord and developer said yesterday that it will assist firms through the process of relocation.

A tract of waterfront land spanning 1,000 ha, referred to as the Greater Southern Waterfront in the Draft Master Plan 2013 of the Urban Redevelopment Authority (URA), will be the next major growth area in the city.

Specifically, the 21.5 ha of development area in Marina South will yield about 9,000 private homes. Development will start after 2017/2018, when the Thomson Line is nearer completion.

Residents and visitors to the area will be able to shop in an 800m long underground mall between the two Thomson Line stations serving the area, namely Marina South and Gardens by the Bay. This frees up the ground-level space above the mall for a pedestrian walkway.

Plans to extend Holland Village are afoot, with a 6 ha extension to be anchored by a mixed development, which will be equipped with a basement parking station.

The Draft Master Plan 2013 of the Urban Redevelopment Authority (URA) has also identified two residential plots, which have not yet been designated for private or public housing. Together, the plots are expected to yield about 1,500 units.

Of the three development plots, the mixed-use one, to include private housing, will likely be the first to be rolled out; development is likely to begin by 2015.
