The Urban Redevelopment Authority of Singapore (URA) has sold a residential site in Jalan Kandis, Simpang Sembawang as part of Government Land Sales (GLS), in 2nd quarter of 2016. This land parcel, is set in the North Region of Singapore, located in the quiet and tranquil enclave landed housing along Sembawang Road, is listed under the confirmed list of site and is allocated to be developed into residential development. New Condo’s site is next to Jalan Kerayong, bounded by Jalan Kandis, Jalan Sankam and also a future road extending along it. With a lot land size of 75,851 square feet, this site is expected to house 115 apartment units. 


Subsidiary of Tuan Sing Holdings, Dillenia Land won the top bid of S$51.07 million, translating into S$481 per square feet per plot ratio psfppr.

 

Other developments that are near to New Condo in Jalan Kandis include Executive Condomniums, The Brownstone EC, The Visionaire EC, Skypark Residences EC and Parc Life. Condo developments include Canberra Residences and The Nautical.


New and upcoming Condo in Jalan Kandis is approximately 2km away from Sembawang MRT Station which operates the North South Line. Residents will enjoy a 1.5ha Inclusive Adventure Park designed for all ages, which will house the largest number of swings in Singapore, including those for children, toddlers and people with disabilities. Other highlights include an amphitheatre, bicycle stations and third-generation fitness stations. Residents also have a say in the park’s colour theme.

There are also plans for bigger sports facilities in 10 years.

The Ministry of National Development and Urban Redevelopment Authority are working closely to see where they can build a sports complex and stadium in Sembawang. This has been a long overdue item, which residents have been asking (for) and looking forward to.

Details are being worked out, and options include integrating the sports complex with a park, library and hawker centre. The complex is likely to be sited next to Sembawang MRT Station. The plans are not only for infrastructure development.

With more sports facilities, Dr Lim said he and his team are looking at increasing the events to be staged in Sembawang in future.

Canberra MRT Station

The Canberra MRT station is slated to be completed by the year 2019. Once completed, it will provide a faster way for commuters between Sembawang and Yishun to travel faster by skipping the need to use buses to the MRT stations.

Cross border rail link

The cross border rail ink is going to provide a better commuting experience for cross border travelers. The planned Rapid Transit System will ink North MRT station in Woodland directly to areas like Johore Bahru. Visitors from Malaysia can spend quality time at the bus interchange with its many offices and eateries.

TUAN SING TOP BIDDER FOR LAND PARCEL CONDO SITE AT JALAN KANDIS SEMBAWANG

A residential site under Government Land Sales (GLS) at Jalan Kandis in Sembawang attracted a total of nine bids. in keen competition reflecting the affordable nature of the land. Dillenia Land, a subsidiary of Tuan Sing Holdings, won the top bid of $51.1 million or $481 psf ppr. The bid was 1.8% higher than the next highest bid by Qingjian Realty. The site can yield around 110 units. 

While the tender drew some smaller players, major developers also participated, including Malaysian tycoon Robert Kuok's Allgreen Properties.

The third-highest bidder, China's Nanshan Group, entered the Singapore market about three years ago and seems intent on acquiring more residential sites. It launched its maiden private condo project, Thomson Impressions, in October last year.

Condo- Jalan Kandis land bids chart

Desmond Sim, CBRE head of research for Singapore and South East Asia, attributed the keen interests to the site's palatable price quantum. At 0.7 ha, the Sembawang site is relatively small compared to other sites on the Government Land Sales Programme. 

Another attraction of the site is its location, which predominantly comprises landed homes. "When completed, the project in Jalan Kandis will be the only non-landed project within a two–km radius", says Sim. 

The total development cost for a project on the Jalan Kandis site is likely to be below $100 million. Units should be priced at $1,000 psf or lower to sell well, based on market conditions now, said Mr Ong Teck Hui, JLL national research director.

"Although this site in Sembawang is not near transportation nodes or amenities, it is still attractive, being in a predominantly landed housing estate surrounded by greenery."

Buyers could include upgraders from nearby estates in the Sembawang and Canberra area, he said.

The nearest private non-landed homes to the site are Canberra Residences which was completed in 2013 and Yishun Sapphire, an older project which was completed in 2001.

The latest transaction at Canberra Residences was for a 1,324 sq ft unit on ground floor which fetched $846 psf. Meanwhile, three 614 sq ft units were transacted in 4Q2015 at an average price of $1,084 psf.

Many bidders for the site have been regularly participating in GLS tenders, said Mr Lee Liat Yeang, Rodyk & Davidson partner in real estate practice. "Many developers need fresh land for development to keep their businesses going... There are also fewer GLS land tender sales this year compared with last year or 2014," he said.

Tuan Sing chief financial officer Chong Chou Yuen noted after yesterday's tender closing that while the company has land bank in China and Perth, it has none left in Singapore. "As a Singapore-based company, we would still like to have trading properties here and we think our bid price is fair," he told The Straits Times.
