The Urban Redevelopment Authority of Singapore (URA) has sold a residential site in Jalan Kandis, Simpang Sembawang as part of Government Land Sales (GLS), in 2nd quarter of 2016. This land parcel, is set in the North Region of Singapore, located in the quiet and tranquil enclave landed housing along Sembawang Road, is listed under the confirmed list of site and is allocated to be developed into residential development. New Condo’s site is next to Jalan Kerayong, bounded by Jalan Kandis, Jalan Sankam and also a future road extending along it. With a lot land size of 75,851 square feet, this site is expected to house 115 apartment units.
Subsidiary of Tuan Sing Holdings, Dillenia Land won the top bid of S$51.07 million, translating into S$481 per square feet per plot ratio psfppr.
Other developments that are near to New Condo in Jalan Kandis include Executive Condomniums, The Brownstone EC, The Visionaire EC, Skypark Residences EC and Parc Life. Condo developments include Canberra Residences and The Nautical.
New and upcoming Condo in Jalan Kandis is approximately 2km away from Sembawang MRT Station which operates the North South Line. Singapore intends to make the North Region into an innovative, economic corridor buzzing with ideas, creative designs and new technologies. It will span from Woodlands Regional Centre, Sembawang, the upcoming Seletar Regional Centre to the learning corridor and creative cluster at Punggol. Over the longer terms, Seletar Regional Centre has the potential and will be developed into two times the size of Tampines Regional Centre. Along Sembawang coastline, new waterfront land will be freed up once the government phase out the existing shipyard facilities. This wll also provide more land for more and new business activities. Jalan Kandis Condo Sembawang: Improvements on housing and amenities for Sembawang residents
As a growing town, Sembawang will be developed with more amenities, transport infrastructure and housing for its residents. Potential homeowners can look forward to more housing choices as new area in the South and East of Sembawang will be developed progressively. Accompanying these developments will be new facilities and amenities to serve current and future residents.

First, an adventure park will be developed. In time, a sports complex with a swimming pool and stadium will be built. Such sports facilities are coming to northern Singapore, and the 80,000 Sembawang residents will be the prime beneficiaries.
Residents will enjoy a 1.5ha Inclusive Adventure Park designed for all ages, which will house the largest number of swings in Singapore, including those for children, toddlers and people with disabilities. Other highlights include an amphitheatre, bicycle stations and third-generation fitness stations. Residents also have a say in the park’s colour theme.
There are also plans for bigger sports facilities in 10 years.
The Ministry of National Development and Urban Redevelopment Authority are working closely to see where they can build a sports complex and stadium in Sembawang. This has been a long overdue item, which residents have been asking (for) and looking forward to.
Details are being worked out, and options include integrating the sports complex with a park, library and hawker centre. The complex is likely to be sited next to Sembawang MRT Station. The plans are not only for infrastructure development.
With more sports facilities, Dr Lim said he and his team are looking at increasing the events to be staged in Sembawang in future.
Woodlands North Coast
The woodland area is going to developed it a waterfront area lined with residential and recreational properties spanning 70 hectares. There is also going to be a business center not far from the waterfront which will contain the first business spark in the North office space especially or small and medium enterprises
Woodlands Central
The area around the MRT station and the causeway Point mall is going to be upgraded into a major retail center at the heart of which will be pedestrian mall that is expected the 30 hectares that make up the hub.
Woodlands General Hospital
There are plans to have the Woodllands General hospital up and running by the year 2022. This hospital that is expected to have a 1800 beds capacity is also expected to have a nursing home within its premises
Kampung Admiralty
The Kampung Admiralty that is expected to be completed and ready for use by the year 2017 is a one stop center containing everything from shopping plaza, facilities for the young and elderly as well as residential areas.

Canberra Park
Renovation works on the Canberra Park ended in 2015 and the park was reopened thereafter. It is expected that thanks to this expressway, commuters will be able to reach home or offices faster especially during peak hours
Thomson-East Coast Line
Beginning from 2019, the opening of the Thomas East Coast Line will be phased. Thanks to this line two additional Woodlands North and South will be opened. Thanks to the Thomas East Coastline and the additional MRT stations, residents of areas like Marina Bay will be able to commute directly through and from their neighbourhoods. Also it will become easier for visitors to the zoo to get to the zoo using the MRT station at springleaf.
Canberra MRT Station
The Canberra MRT station is slated to be completed by the year 2019. Once completed, it will provide a faster way for commuters between Sembawang and Yishun to travel faster by skipping the need to use buses to the MRT stations.
Cross border rail link
The cross border rail ink is going to provide a better commuting experience for cross border travelers. The planned Rapid Transit System will ink North MRT station in Woodland directly to areas like Johore Bahru. Visitors from Malaysia can spend quality time at the bus interchange with its many offices and eateries.
Sembawang Sports and Community Hub
There are plans to build a sports and community hub in Sembawang to be completed in 2018. This hub located very close to the planned visionaire neighbourhood will contain facilities like swimming pools, and centers for the young an elderly.
There is obviously going to be a big transformation in the North of Singapore beginning the 2018. All these construction works are going to be beneficial to the residents in North Region and population will increase.
A residential site under Government Land Sales (GLS) at Jalan Kandis in Sembawang attracted a total of nine bids. in keen competition reflecting the affordable nature of the land. Dillenia Land, a subsidiary of Tuan Sing Holdings, won the top bid of $51.1 million or $481 psf ppr. The bid was 1.8% higher than the next highest bid by Qingjian Realty. The site can yield around 110 units.
While the tender drew some smaller players, major developers also participated, including Malaysian tycoon Robert Kuok's Allgreen Properties.
The third-highest bidder, China's Nanshan Group, entered the Singapore market about three years ago and seems intent on acquiring more residential sites. It launched its maiden private condo project, Thomson Impressions, in October last year.
Desmond Sim, CBRE head of research for Singapore and South East Asia, attributed the keen interests to the site's palatable price quantum. At 0.7 ha, the Sembawang site is relatively small compared to other sites on the Government Land Sales Programme.
Another attraction of the site is its location, which predominantly comprises landed homes. "When completed, the project in Jalan Kandis will be the only non-landed project within a two–km radius", says Sim.
The total development cost for a project on the Jalan Kandis site is likely to be below $100 million. Units should be priced at $1,000 psf or lower to sell well, based on market conditions now, said Mr Ong Teck Hui, JLL national research director.
"Although this site in Sembawang is not near transportation nodes or amenities, it is still attractive, being in a predominantly landed housing estate surrounded by greenery."
Buyers could include upgraders from nearby estates in the Sembawang and Canberra area, he said.
The nearest private non-landed homes to the site are Canberra Residences which was completed in 2013 and Yishun Sapphire, an older project which was completed in 2001.
The latest transaction at Canberra Residences was for a 1,324 sq ft unit on ground floor which fetched $846 psf. Meanwhile, three 614 sq ft units were transacted in 4Q2015 at an average price of $1,084 psf.
Many bidders for the site have been regularly participating in GLS tenders, said Mr Lee Liat Yeang, Rodyk & Davidson partner in real estate practice. "Many developers need fresh land for development to keep their businesses going... There are also fewer GLS land tender sales this year compared with last year or 2014," he said.
Tuan Sing chief financial officer Chong Chou Yuen noted after yesterday's tender closing that while the company has land bank in China and Perth, it has none left in Singapore. "As a Singapore-based company, we would still like to have trading properties here and we think our bid price is fair," he told The Straits Times.
