The soon-to-be-developed Thomson Nature Park will be ready by the end of 2018, said the National Parks Board (NParks) on Saturday (Oct 8).
Work on Thomson Nature Park — located between Old Upper Thomson Road and Upper Thomson Road — will begin early next year.
The 50 hectare Thomson Nature Park is located between Old Upper Thomson Road and Upper Thomson Road, it is the latest nature park serves as one of seven green buffers to the Bukit Timah and Central Catchment Nature Reserves (CCNR).
The park is one of four that will be on the perimeter of the CCNR, which are meant to reduce the number of visitors to the reserves, to minimise the impact on its vegetation and wildlife.
The nature park was first announced in 2014 and will complement existing and upcoming nature parks including Springleaf, Chestnut, and Windsor Nature Parks which extend the green buffer for the CCNR. It will also enhance the ecological network for biodiversity with its rich flora and fauna.
Trails will be developed to give visitors a chance to experience heritage highlights within the site — a former Hainan village. Among the features include old houses and foundations of the former village and some of the relict trees such as the majestic Ficus trees estimated to be more than 50 years old.
Thomson Nature Park, like Springleaf and Windsor Nature Park, is situated on the East-side of the Central Catchment Nature Reserve and also functions as a green buffer and extension for the reserve. (See map)
Due to its rich history as a Hainan village, which was well-known for its Rambutan plantation, this nature park is also unique. NParks said that trails will be developed to give visitors a chance to experience the heritage highlights within the site.
NParks will include a glimpse of the old ruins, including old houses and foundations that used to be located here in the village and some of the relics trees including tall Ficus trees estimated to be more than 50 years old.
The area is also home to many rare and locally endangered animals at the site — including porcupines, pangolin, Samba deers, Leopard cats and Straw-headed Bulbuls.
In particular, the site also serves as a key conservation site for the Raffles’ Banded Langur, a subspecies of the Banded Leaf Monkey that can only be found in Singapore and southern Peninsular Malaysia. Additionally freshwater streams at the site are also home to many native aquatic species such as the Spotted Tree Frog which is near threatened on IUCN Red list, as well as the Malayan Box Terrapin.
Like other nature parks, Thomson Nature Park will help to reduce visitorship pressure on the nature reserves by providing alternative venues for the public to enjoy nature-related activities.

In particular, this site functions as a key conservation site for the Raffles’ Banded Langur, a subspecies of the Banded Leaf Monkey that can only be found in Singapore and southern Peninsular Malaysia. Reforestation and enrichment plantings over the years have improved the rain forest habitat of these endangered animals.
Setting aside buffer areas such as the upcoming Thomson Nature Park is hoped to increase more the foraging area for the species, which has seen an increase since the 1990s.
As part of the ongoing habitat enhancement efforts to augment NParks’s biodiversity conservation efforts, the existing forest habitat will be sensitively enhanced and planted up with native tree species.
Aerial links in the canopy of the forest will also be conserved and enhanced to allow movement by the Raffles’ Banded Langur and other arboreal animals. NParks will also conserved all existing mature trees.
Two words can sum up Thomson, located smack in the center of the island – parks and eateries. Thomson is absolutely brimming with both, which is what makes it such an attractive place to both live in and to invest in property. It has fast become one of the most up and coming neighborhoods on the whole island, and it’s not hard to see why.
Parklife

Central Catchment Nature Reserve

The area has literally miles and miles of trails, many incorporating boardwalks giving the unique opportunity to see the last remaining pockets of original forest on the island, and a wide range of animals, birds and insects.
Windsor Nature Park
This 75-hectare area located just off Venus Drive in the Upper Thomson area is one of four buffer parks surrounding the central catchment area. Predominantly forested, this richly biodiverse park is in the midst of sensitive development, that is due to be completed by the end of 2016. This will restore its original paths, as well as the building of several boardwalks resulting in 3 miles of fully integrated trails giving the perfect opportunity to spot the multitude of wildlife that calls the park home.
Bishan – Ang Mo Kio Park
One of the largest urban parks in Singapore, and featuring a stunning 2 mile converted canal that meanders between lush flower-strewn banks, the Bishan – Ang Mo Kio Park is equally popular with exercise and nature enthusiasts alike. Its open lawns and gently sloping grassy banks make it the perfect spot for a picnic, or just a relaxing pre or post walk stroll. For the more athletic, the newly renovated tracks are idea for jogging and cycling.

Once just famous for the Roti Prata House, and the handmade dim sum at Hwa Nam Restaurant, over recent years tens of small cafes, bakeries and restaurants have sprung up, making it one of the best places in Singapore to give your taste buds a treat. From Marymount Road to North-South Expressway

The North-South Expressway (NSE) which will run alongside with the Central Expressway (CTE) will help to ease the heavy traffic along CTE, Marymount Road and Thomson Road.
The NSE will link the City Centre from North-South which stretches from Woodlands, Sembawang, Yishun, Ang Mo Kio, Bishan via exit roads along the stretch.
The NSE also connects to other existing expressways which include Pan Island Expressway (PIE), Seletar Expressway (SLE) and East Coast Parkway (ECP).
The old Shunfu Ville estate in Bishan has been sold for $638 million, with many of its owners reaping a tidy profit.
The price works out to an average price of $1.782 million for owners of the 358-unit privatised Housing and Urban Development Company (HUDC) estate.
That is almost 50 per cent above the typical value of a unit on its own, said Ms Yong Choon Fah, national director of capital markets at JLL, which brokered the sale.
It is the third largest en bloc sale and the first in nearly a year since Thong Sia Building off Orchard Road. It is buyer Qingjian Realty (South Pacific) Group's first en bloc purchase in Singapore since it began developing projects here eight years ago. The deal was struck by private treaty on Thursday, after about 81 per cent of owners agreed to lower the reserve price from $688 million to $638 million.
"We are very happy. I feel it's the right thing for Shunfu Ville - we are an ageing estate of about 30 years old now, in a very good location and underutilising our plot ratio," collective sale committee chairman Woo Hon Wai told The Straits Times.
The last collective sale of this scale was in 2007, when the former Farrer Court, another privatised HUDC estate, sold for about $1.34 billion.
Ms Yong of JLL noted that the size of the old Shunfu Ville plot offers the developer a development pipeline similar to it landing two or three sites from the Government.
Qingjian expects to build over 1,000 condo units here in Shunfu Road and even some terraced units on the 408,927 sq ft site. The land has about 70 years left on its lease and a plot ratio of 2.8.
Qingjian expects to pay about $123 million in differential premium for intensifying land use in this piece of development and another $94 million to top up the lease in addition to the $638 million sale price. Overall, it is paying about $747 psf per plot ratio (psf pr) for the land site, lower than the $791 psf pr the original reserve price would have entailed.
This is comparable to prices at recent Government Land Sales (GLS) sites, noted Mr Desmond Sim, CBRE research head for Singapore and South-east Asia. The Toa Payoh site of the future Gem Residences went for $755 psf pr last year, for example.
But whether another en bloc could come soon depends on pricing and site attributes. For developers, en bloc sales also tend to be a more tedious way of getting development sites, in comparison with GLS sites - the sale process is lengthier while developers must factor in demolition cost as well.
Yet, given the current soft market, a longer sale process could suit a developer too, Mr Sim said.
Old Shunfu Ville was first put on sale last September with a minimum price of $688 million or $791 psf pr.
The tender closed last October with no formal bids but two letters of interest, including one by Qingjian. It was relaunched for tender at the same price in late January, again receiving interest from two developers.
Qingjian noted yesterday that its first development project in Singapore, Natura Loft, is just across the street from old Shunfu Ville. "Our prior experience in Bishan-Thomson gives us confidence in this development," said Mr Li Jun, general manager of Qingjian. The market is also now much healthier than about five years ago and the result of cooling measures is that developers now have a clearer view of buyer demand, Mr Li added. Given this and the long-term warm reception to the area, "we believe the size of the project will not be an issue", he said.
Owner Teo Chong, 77, said he enjoyed the convenience of the project but noted that repair costs had been more onerous since the estate was privatised in 2013. Owner James Law, 74, who bought his unit for less than $230,000 back when old Shunfu Ville was first launched, said he would miss the place. "We're a close-knit community and that is difficult to replicate."
