The concept of Executive Condominiums (ECs) is to cater to the aspirations of Singaporeans to own affordable private housing. ECs are governed by the Executive Condominium Housing Scheme Act and they are strata-titled apartments. 

ECs can be an valuable asset to hold, as over time, it appreciates in value. One example will be the EC in Bishan Loft. The median unit during launch year was S$418psf. Its median resale unit price in 2019, is at S$1,154psf, a 176.1% increase since its launch year.

Brownstone EC in Canberra Drive

The 2.85ha site, in Canberra Drive near Sembawang Shopping Centre, had drawn a top bid price of $226 million in a six-way tussle between developers when the tender closed yesterday.

The top offer price  was lodged by property giant City Development's unit Verwood Holdings and TID Residential, for Canberra Drive EC, which works out to about $350 per sq ft (psf) per plot ratio (ppr).

CDL's offer was just 4.4 per cent higher than the second-highest bid from MCL Land, which submitted an offer of $216.5 million, or $335.33 psf ppr.

Visionaire EC in Canberra Link

The site, located at the junction of Sembawang Road and Canberra Link, sits on about 309,418 sqf of land with a plot ratio of 2.1 and Qingjian’s bid works out to around S$353 per square foot per plot ratio. It was well above the S$300-to-S$330 range that the analysts had expected.

Only two developers participated in the latest tender for an Executive Condominium (EC) site in Sembawang, but the highest bid was beyond the expected market price, according to media reports.

Qingjian Realty submitted the top offer of $229.4 million for the 309,418 sq ft site with a plot ratio of 2.1 located the junction of Sembawang Road and Canberra Link. This translates to 353 psf per plot ratio (ppr), surpassing the $300 to $330 range anticipated by experts.

TID Residential and City Developments Limited’s subsidiary, Verwood Holdings submitted the second highest bid of $208.5 million or about $321 psf ppr.
