SC Global submitted the top bid of S$72 million for Jervois Gardens, this translates to a land rate of S$1511 psf ppr

Jervois Green was sold at a top bid of S$52.9 million, this translates to a land rate of S$1601 psf ppr after top up of S$6.95 million for development charge

Lotus at Jervois

Fragrance submitted the top bid of S$46.3 million for Lotus at Jervois, this translates to a land rate of S$1683 psf ppr after top up of S$200,000 for development charges.

LOTUS AT JERVOIS SOLD EN-BLOC AT S$46.3 MILLION

The freehold, 20-unit Lotus @ Jervois along Jervois Road was sold en bloc for $46.3 million ($1,683 psf per plot ratio) on March 5. According to an INLIS search, the serviced apartment was owned by Pulau Properties, which is believed to be linked to entities controlled by the Lee family of OCBC. EdgeProp understands that the buyer is likely to redevelop the property.
 
Across the road from Lotus @ Jervois is the 17-unit, freehold Jervois Gardens with a 34,038 sq ft land area. It was bought by Singapore luxury property developer SC Global for $72 million ($1,373 psf ppr) in September 2017.

JERVOIS GREEN SOLD THROUGH EN-BLOC FOR s$52.9 MILLION

Jervois Green, a four-storey freehold development at 100A Jervois Road, has been sold for $52.9 million to investors led by Mr Mike Ho, a third-generation owner of Spring Court, one of Singapore's oldest Chinese restaurants.

The price works out to a land rate of $1,601 per square foot per plot ratio, inclusive of an estimated $6.95 million development charge.

Colliers International, which brokered the deal, said the sale price was 10 per cent higher than the owner's asking price of $48 million when the tender was launched on Nov 7.

Jervois Green, which comprises eight apartments, sits on a plot of around 26,700 sq ft.

The District 10 property was held under single ownership and the sale is not subject to approval from the Strata Titles Board or High Court.

The tender closed on Dec 5.

Ms Tang Wei Leng, managing director at Colliers International, said there were six bids.

The tight bids not only reflect the market consensus on the pricing in the area, but also signal the positive sentiment among bidders amid a comeback in the residential property market, she added.

Mr Ho, Spring Court's owner, said: "My friends and I have been scouting for investment opportunities in view of the recovery in the residential property market, and found Jervois Green to be the best pick. The size of the site is ideal and its prime location offers exciting redevelopment potential."

He owns a portfolio of shophouses in several locations in Singapore.

Colliers said the 2014 Master Plan has zoned the site for residential use with a plot ratio of 1.4.

"It has the potential to be redeveloped into a five-storey project comprising 42 units of about 850 sq ft each, subject to approval by the authorities."

The selling price for the future development is envisaged to be above $2,500 psf, or from $2.1 million per unit.

SC GLOBAL WON TOP BID FOR FORMER JERVOIS GARDENS ALONG RIVER VALLEY ROAD CONDO SITE THROUGH COLLECTIVE SALES

THE collective sale of freehold development Jervois Gardens has been awarded to a subsidiary of SC Global, Brownstone Pte Ltd, for S$72 million.

Jervois Gardens comprises two low-rise blocks of 14 maisonettes and three apartments located at 30F and 30G Jervois Road.

The property was put up for collective sale by Colliers International, with the tender for the subject site launched on Aug 29 and closed on Sept 26. The recently closed tender marked the third attempt by Colliers putting Jervois Gardens out for a collective sale.

Managing director of Colliers International Singapore Tang Wei Leng noted that each owner of either a maisonette or apartment at the development will potentially get between S$3.3 million and S$4.5 million.

Colliers International has received eight bids for this prime freehold site.

Jervois Gardens sits on a freehold land area sited between the Redhill MRT station and the future Great World City MRT station. Under the 2014 Master Plan, the subject site is zoned for "residential" use.

The sale is subject to the approval of the Strata Titles Board.
