What does the future hold for Singapore’s property market?

According to a recent Savills report, the outlook remains challenging for the rest of 2014, and this is expected to continue over the next six years.

The report looked at how 12 world cities would perform in 2020 and gave a tough assessment of Singapore.

"Many studies have shown the positive impact on prices for houses within proximity to new public transportation, most notably metro systems, tram, suburban railway and bus stations," according to the latest Knight Frank report on the impact of transport corridors and urban mass transit systems on house prices. 

In Singapore, Stages 2 and 3 of the Downtown MRT Line have led to value enhancements of private non-landed residential developments around future stations.

Only 480 new private housing units were sold in March, compared to 739 units in February and 572 in January, pushing the total sales volume for Q1 2014 to 1,791 units, or the lowest quarterly level since late-2009, revealed a Savills report.

The low number of transactions is due to sluggish sales at new project launches, except for The Hillford which sold all of its 281 units, Riverbank @ Fernvale (84 percent of 211 units sold), RiverTrees Residences (73 percent or 218 units sold) and The Panorama (48 percent of 58 units sold). The 52-unit Cluny Park Residence also saw healthy interest prior to its official launch. 

"In the secondary market, Savills analysis of caveats show that 1,010 private residential properties changed hands in the first three months of the year, representing a quarter-on-quarter fall of 26.8 percent." On an annual basis, sales volumes slumped 57.9 percent from 2,397 units in Q1 2013. 

Despite the lacklustre sales, 13 residential projects are expected to be released in the next six months, including Pollen & Bleu on Farrer Drive, New Futura on Leonie Hill Road, Gramercy Park on Grange Road and Robin Residences on Robin Road.

THE Prime Minister's National Day Rally address on Aug 18 and Deputy Prime Minister Tharman Shanmugaratnam's speech at the Academy of Medicine last week point to a government that might be ambling towards a new social compact. While the changes announced so far do not represent a radical departure from current approaches, there was enough of a change in the tone of their messages to suggest that further, more substantive, reforms are due.

Citizen population up by 0.9 per cent to 3.31 million; continues to grow older. Total population reaches 5.4 million as at end-June, a rise of 1.6 % over the last year

SINGAPORE — The total population here grew over last year at its slowest pace since 2004, partly due to tightened foreign manpower policies and weaker economic conditions. A bright spot was the Total Fertility Rate (TFR) inching up to a five-year high, thanks to the “Dragon Year effect”.

As at end-June, Singapore’s total population stood at 5.4 million — a rise of 1.6 per cent over last year.

A new semi-expressway could be built in Punggol, to link the estate to other towns in the north and east, including Seletar and Pasir Ris.

The proposed road will serve the northern part of Punggol, which will be home to several housing districts, education institutions and commercial activities once it is fully developed.

In its Draft Masterplan 2013, the Urban Redevelopment Authority (URA) said the semi-expressway will "increase east- west connectivity".

Singapore going forward - What to expect

1. The Great South: An entirely new area called the Greater Southern Waterfront will be developed on 1,000 ha on the south coastline once the ports move from Pasir Panjang and Tanjong Pagar to Tuas by 2027.


2. More Marina action: A district called Marina South will take shape next to Marina Bay with eco-friendly features, including bike paths and a 800 metre-long car-free street.

Greater Southern Waterfront, Holland V & Kampong Bugis are set for transformation

In a nutshell, the URA Draft Master Plan 2013 revealed that a new waterfront city is to be developed on Singapore’s southern coastline, an eco-friendly district will take shape next to Marina Bay, and both Holland Village and Kampong Bugis will be extended to yield close to 5,000 homes. In total, enough land has been earmarked to yield 500,000 homes, mostly public housing.

A tract of waterfront land spanning 1,000 ha, referred to as the Greater Southern Waterfront in the Draft Master Plan 2013 of the Urban Redevelopment Authority (URA), will be the next major growth area in the city.

Specifically, the 21.5 ha of development area in Marina South will yield about 9,000 private homes. Development will start after 2017/2018, when the Thomson Line is nearer completion.

Residents and visitors to the area will be able to shop in an 800m long underground mall between the two Thomson Line stations serving the area, namely Marina South and Gardens by the Bay. This frees up the ground-level space above the mall for a pedestrian walkway.

Development of the 18 ha of land may begin after 2016

Located at the convergence of two major waterways - Rochor Canal and Kallang River - the area has also been identified as a pilot area for a high-density, water-sustainable precinct. This means developments there will incorporate effective stormwater management and urban design features such as vegetated swales, bio-retention basins and detention ponds to manage rainwater runoff.

Development of the 18 hectares of land in Kampong Bugis may begin after 2016. Of this area, about 80 per cent will be given over to about 4,000 units of private housing.

Area likely to have mix of homes, offices and recreational facilities

A large new precinct near the Central Business District to be freed up by a new undersea road offers many exciting possibilities, say property consultants.

They say the upcoming Marina Downtown could complement the existing CBD in the same way the financial hub of Canary Wharf complements the city of London.

The 70ha area, to be developed once a section of the East Coast Parkway (ECP) is removed, is likely to feature a mix of homes, offices, retail and recreational facilities, said property and planning consultants.

This will allow for a new CBD, with the Marina Bay area as a seamless extension of the existing financial district.

With Home Prices In The City Centre Softening, Analysts Say Many Developers Are Likely To Hold Back On Launching New Projects For The Rest Of The Year.

SINGAPORE: With home prices in the city centre softening, analysts say many developers are likely to hold back on launching new projects for the rest of the year.

Real estate consultancy CBRE estimates that there are some 2,000 units of private homes yet to be launched for sale in the core central region — the highest compared to the city fringe and the suburban areas.

Work has started on Changi Airport's Terminal 4, which opens in 2017. The new facility, which is being built where the Budget Terminal was, will be able to handle up to 16 million passengers a year.

The capacity boost and other projects in the pipeline will prepare Changi for strong growth expected in Asia-Pacific's air travel market, said Transport Minister Lui Tuck Yew at T4's ground-breaking event on Tuesday.
