Singapore ranks 3rd for residential property investability

Singapore has emerged as the world’s third-best market to invest in residential property, according to a new report by Savills.

In its new World Residential Investability Ranking, Savills ranked Singapore below the United States and the United Arab Emirates and above the United Kingdom based on market recovery and economic growth.

Notably, Savills ranked 14 leading countries and their cities and resort locations that have consistently attracted investor interest in recent years.

INITIAL reports of the property market's demise appear to have been slightly exaggerated.

After policymakers imposed strict curbs on consumer loans last June under total debt servicing ratio (TDSR) rules, analysts predicted that private home prices would plunge by up to 10 per cent this year.

Some warned that home sales could grind to a near halt, quipping that TDSR actually stood for "total destruction of Singapore real estate".

So far, however, the slowdown in prices has been far milder than expected.

Govt Unlikely to Remove Curbs Soon

Home prices are likely to fall further before the government rolls back the property cooling measures which were imposed since 2009, according to Standard Chartered in media reports.

“You would start to take away some of these measures if price growth reaches a certain level of equilibrium,” said the bank’s CEO for ASEAN, Lim Cheng Teck. However, he believes this is not the case yet.

Chesterton Singapore’s Managing Director Donald Han also holds a similar view: “It’s still too early to remove curbs. The government will monitor but their fingers won’t be pressing any buttons at this point in time.”

AMONG the major sectors of the local property market, the office sector had been seen as a pariah. The post-Lehman crisis redrew the financial landscape where deleveraging was the buzzword. Financial institutions were in no mood to expand, cost cuttings were deep and on top of that, the crisis triggered a series of flare-ups in the eurozone. As the supply of Grade A office buildings in the CBD increased with the completion of the new buildings in the Marina Bay area, vacancy levels started to rise. Consequently, by the law of demand and supply, rents began to decline, and had been doing so continuously since the second quarter of 2011.

The appetite for micro-strata units from small-time investors driven out of the residential market has maintained, if not, increased the rate per square foot paid for commercial property. S'pore prime office rents rise 19% in 2013

[SINGAPORE] Despite rents in Singapore's central business district (CBD) surging 19.29 per cent last year, bucking the trend of largely flat rental growth across Asia, office space remains considerably more affordable compared to other major financial centres.

At 803 euros (S$1,389) per square metre (psm) per year, the Republic's occupancy cost was sharply lower than London's West End (2,122 euros); Hong Kong's Central district (1,432 euros); Tokyo's CBD (1,003 euros); and New York's Madison and 5th Avenue (993 euros).

Singapore billion dollar investment to restore it as worlds no1 container port

Singapore ( AsiaNews / Agencies ) – After being surpassed by Shanghai, since 2010 the number one container port in the world , Singapore has decided to double the capacity of its commercial hub for maritime trade and revitalize its economy .

This is what the city-state’s Prime Minister Lee Hsien Loong has confirmed, thanks to an investment of eight billion dollars to ensure – as expected – an annual growth of 5%. In fiscal year of 2013, the Executive has allocated the first seven million, which will cover the expense for the removal of the terminal with the aim of freeing a thousand hectares ( in Tuas , in the south -west ) for the development vehicles and infrastructure.
