There's no denying that private property prices in Singapore are on a downward trend; they have been falling for seven straight quarters.

Last week, the flash estimates for the second quarter were released, showing a 0.9 per cent drop in private home prices.

Invariably, with each quarter's release, the debate gets resurrected to some degree about whether the existing cooling measures have served their purpose and are due for a review.

Singapore's famously efficient government faces a challenge that has stymied many a country before: safely guiding its toppish property market to a soft landing as interest rates rise.

Property prices in the city-state have surged over 60 percent since 2009, propelled by rock-bottom global interest rates and quantitative easing in developed economies, even as Singapore's government has enacted a series of cooling measures to prevent a bubble from forming.

RESALE prices and rents for private homes both tumbled to fresh lows last month as the property market slowdown deepened.

The declines underscore a downward trend that has been evident in the residential market since tougher cooling measures and home loan restrictions were rolled out last year, and consultants believe the gloom is unlikely to lift any time soon.

It is still too early to roll back property cooling measures, according to the Ministry of National Development (MND) yesterday.
 
It said that although home sales have decreased, prices have remained relatively stable.
 
The moves to rein in property prices included extra stamp duties to curb speculative buying and the total debt servicing ratio framework which was introduced a year ago.
 
MND noted that private home prices had surged 60 per cent during the most recent market upswing that began in mid-2009.

National University of Singapore's (NUS) price indices for completed non-landed private homes rose month on month in May, after straight declines for several months. Its latest flash estimate shows that the Overall Singapore Residential Price Index (SRPI) rose 0.8 per cent in May from the revised value for April - after slipping one per cent in April over the previous month.
 
The increase marked the first gain for the index after nine consecutive months of declines between August 2013 and April this year. May's flash estimate is down 6.3 per cent from the recent peak in July 2013. Year on year, the May index value is down 6 per cent.

Price decline observed across all segments.

According to the Urban Redevelopment Authority, prices of private residential properties decreased by 1.3% in 1st Quarter 2014, following the 0.9% decline in the previous quarter.

Prices of non-landed properties in the Core Central Region (CCR) declined by 1.1%, following the 2.1% decrease in the previous quarter.

In Outside Central Region (OCR), prices declined by 0.1%, following the 1.0% decline in the previous quarter. Prices in the Rest of Central Region (RCR) declined 3.3%, after registering a marginal 0.4% increase in the previous quarter (see Annexes A-1, A-2 & A-62following a decrease of 1.0% in the previous quarter. 

Rentals of private residential properties decreased by 0.7% in 1st Quarter 2014, greater than the 0.5% decline in 4th Quarter 2013. Prices of landed properties declined 0.7%,

 They're sandwiched between rising supply and cooling demand; office rent recovery appears to be in place

 

OFFICIAL statistics show that the private residential property and factory space markets have turned under the weight of supply on the one hand, and property cooling measures and the total debt servicing ratio (TDSR) framework on the other.

However, a gradual rent recovery appears to be in place for the  officemarket.

[SINGAPORE] Coming on the heels of a dramatic year peppered with policies aimed at cooling the property market and a number of firsts in public housing, 2014 appears poised to be a more subdued year by comparison.

Consultants say it is unlikely that the government will roll out any new policies next year, even though they do not rule out some tweaking of existing measures.

Development of the 18 ha of land may begin after 2016

Located at the convergence of two major waterways - Rochor Canal and Kallang River - the area has also been identified as a pilot area for a high-density, water-sustainable precinct. This means developments there will incorporate effective stormwater management and urban design features such as vegetated swales, bio-retention basins and detention ponds to manage rainwater runoff.

Development of the 18 hectares of land in Kampong Bugis may begin after 2016. Of this area, about 80 per cent will be given over to about 4,000 units of private housing.

A RECORD surge in the supply of new homes is likely to trigger a drop in rents and prices by up to 15 per cent between now and 2016 amid tepid population growth, a report warned yesterday.

A total of 100,000 new private non-landed homes and 123,000 Housing Board homes are expected to be completed by 2017, said research house Religare.

This translates to a 7 to 8 per cent expansion in the yearly supply of new non-landed homes.

SINGAPORE - Residents in Woodlands will be the first in Singapore to experience the community feel of an integrated building with public facilities such as housing, health care and hawker centres all under one roof.

Planned, built and run by multiple government agencies - a first - this vertical "urban kampung", as National Development Minister Khaw Boon Wan calls it, will bring together the young and old to live, eat and play together.

With Home Prices In The City Centre Softening, Analysts Say Many Developers Are Likely To Hold Back On Launching New Projects For The Rest Of The Year.

SINGAPORE: With home prices in the city centre softening, analysts say many developers are likely to hold back on launching new projects for the rest of the year.

Real estate consultancy CBRE estimates that there are some 2,000 units of private homes yet to be launched for sale in the core central region — the highest compared to the city fringe and the suburban areas.

SINGAPORE – After a difficult start – hampered by the Asian financial crisis some 15 years go – the development of Punggol housing estate has picked up pace in recent years.

Yesterday, the Government announced plans to transform Punggol into Singapore’s largest housing estate, with seven new districts for waterfront housing, as well as abundant to soften its projected high density.

Under the second phase of development – which will take place over the next 15 years and beyond – the number of public housing units in Punggol will increase by almost four-fold, from the current 26,000 to 100,000. About 48,000 new units are slated for completion by 2016.

“Punggol Town will be big … Punggol will be twice of what Ang Mo Kio is today,” said National Development Minister Khaw Boon Wan.

SINGAPORE - Malaysia and Singa­­pore have agreed to go ahead with the Rapid Transit System (RTS) linking Johor Baru with the republic.

Foreign Minister Datuk Seri Anifah Aman said both countries had a year to draft the plans on the preferred option for the RTS.

He added that under phase one, the alignment and station scheme options would be identified.

SINGAPORE: Property analysts expect a new town to be built on the area once Paya Lebar Air Base has moved to Changi.

Prime Minister Lee Hsien Loong had announced that a new military airbase and fourth runway will be built at Changi East.

800 hectares will be freed up -- an area bigger than Bishan and Toa Payoh.

New rules governing permanent residents (PRs) buying HDB resale flats could send ripple effects through the markets for private homes and executive condominiums (ECs), say analysts.
 
As the rules announced on Tuesday make it harder for PRs to buy resale flats, they may seek mass-market condos instead.
