In 2011, housing was a big concern for Singaporeans and the government mobilised all its resources to tackle the problem, Prime Minister Lee Hsien Loong said in Parliament yesterday during the debate on the President’s Address. 
 
“In the last three years, we have built two Clementi new towns worth of HDB flats - 52,000 flats. We have almost doubled the subsidies for the flats, which have been disbursed so as to make the flats more affordable. The situation is now under control,” he said.

The Housing & Development Board (HDB) is set to launch more projects in Tampines North, Punggol Matilda, and Bidadari regions - the three new towns that were identified for further development under the Draft Master Plan 2013.
 
In the second half of this year, housing projects will be launched in Tampines North and Punggol Matilda, followed by Bidadari in the second half of 2015.
 
These follow two housing projects in Punggol Matilda - Matilda Edge and The Verandah@Matilda- which were launched in a build-to-order (BTO) exercise last September.

Demand for private rental homes rose in the first quarter and could grow further as the economy improves, but the glut of vacant properties means rents will likely weaken or stay flat.
 
It noted that there were 13,077 leases signed in the three months to March 31, up 4 per cent on the same period last year.
 
Much of the rise was due to an 11.2 per cent increase in leases in what is called the Rest of Central Region, an area that includes Bishan, Toa Payoh, Little India, Queenstown and Geylang.
 
Leases signed for homes in this zone accounted for 37 per cent of all rental transactions in the first quarter of this year - its highest proportion since 2004.

Home prices are likely to fall further before the government rolls back the property cooling measures which were imposed since 2009, according to Standard Chartered in media reports.

“You would start to take away some of these measures if price growth reaches a certain level of equilibrium,” said the bank’s CEO for ASEAN, Lim Cheng Teck. However, he believes this is not the case yet.

Chesterton Singapore’s Managing Director Donald Han also holds a similar view: “It’s still too early to remove curbs. The government will monitor but their fingers won’t be pressing any buttons at this point in time.”

Property experts yesterday singled out four potentially popular areas for home buyers: Jurong, Woodlands, Holland Village and the upcoming Bidadari Estate.

They were taking part in the STProperty Rise Up To The Challenges In The Singapore Property Market forum, held at The Star Performing Arts Centre.

Speakers from SLP International, Fortis Law and PropNex gave advice to more than 700 participants. They were backed by representatives from Dennis Wee Group (DWG), Knight Frank and ERA Realty Network.

Mr Nicholas Mak, SLP International's executive director and head of research and consultancy, said that as a result of the draft masterplan 2013, these four areas are likely to be very popular for developments.

SINGAPORE — Rents for non-landed private housing in Singapore continued to slide last month to their lowest level in two years, and landlords may find it increasingly difficult to secure tenants, with more supply entering the market in the coming months, analysts said.

Rents for condominiums fell 1.3 per cent last month, the fifth straight monthly decline, to their lowest level since December 2011, a preliminary report by the Singapore Real Estate Exchange (SRX) showed yesterday. Rents have fallen 5.5 per cent from the January peak, the data showed.

Meanwhile, the private resale housing market remained quiet, with prices dipping another 0.2 per cent from the previous month, while the transaction volume was flat at 377 deals, the SRX report showed.

More than half of all non-landed private property buyers pay below recent transaction prices for their units

SINGAPORE — Resale prices of non-landed private homes hit a 16-month low last month, even as resale volume reached its highest since October last year, a report by the Singapore Real Estate Exchange (SRX) showed.

Overall resale prices of non-landed private residential properties slipped by 1.7 per cent last month, the lowest since December 2012.

An estimated 476 resale transactions were registered last month, up 24.6 per cent from the previous month.

Shoppers can expect more places to splash their cash at with a string of new malls scheduled to open by the end of the year.

An estimated 1.9 million sq ft of additional shop space will be ready by December, comprising about half the 4.1 million sq ft expected to come onstream in the next four years.

Just last year, a total of 1.57 million sq ft of net lettable area opened at major retail malls.

 SINGAPORE- Just over a month after officially opening its doors to guests, The Westin Singapore hotel has been sold for $468 million to Japan-based property developer and investor Daisho Group.

Daisho's acquisition of the 305-room, 99-year leasehold hotel located in Asia Square Tower 2 at Marina Bay is its maiden investment in Singapore. The purchase price translates into a hefty $1.5 million per room, possibly a new record for a hotel here.

Earlier this year, Bright Ruby Resources, a company controlled by a family from China, was reported to have paid between $1.4 million-$1.5 million per room for the freehold Grand Park Orchard Hotel, smashing the previous $1.1 million per room record.

Central banks have cushioned the developed world’s economy in a difficult period. They have yet to boost growth as they had hoped.

NEVER in recent economic history have interest rates been so low for so many for so long. It is a safe bet that central banks in America, Britain, the euro zone, Japan and Switzerland will not be increasing short-term interest rates this year. Haruhiko Kuroda began his tenure at the Bank of Japan with a dramatic easing of policy on April 4th. Mark Carney, the new boss at the Bank of England, has licence to ease, too. It would be hardly surprising if rates stayed at the low levels of the past four years throughout 2014 (see chart 1). When rates were first cut to their current levels in 2008-2009, it looked like a temporary expedient; now it looks like normality.

Luxury property developers in Singapore are facing their worst sales outlook in six years as a raft of government measures to cool one of the world's most expensive real estate markets bite.

Sales of private homes, which account for just under one-fifth of the total property market, fell to their lowest in more than four years in January to March, official data showed this week. If the decline continues at the same pace for the rest of this year, analysts expect sales to halve from the 15,000 units sold in 2013.

Singapore ranks fourth among cities wooing the upper crust to invest in real estate, having attracted US$217b
 

 

SINGAPORE, long seen as a real-estate haven for the ultra-rich, has joined the league of top five cities in wooing the rich into putting their money into brick and mortar.

The biggest magnet is Hong Kong, which has attracted US$798 billion in real estate holdings from ultra high net worth individuals (UHNWI). London is second with US$676 billion, followed by Moscow (US$263 billion), Singapore (US$217 billion) and New York (US$164 billion).

Only 480 new private housing units were sold in March, compared to 739 units in February and 572 in January, pushing the total sales volume for Q1 2014 to 1,791 units, or the lowest quarterly level since late-2009, revealed a Savills report.

The low number of transactions is due to sluggish sales at new project launches, except for The Hillford which sold all of its 281 units, Riverbank @ Fernvale (84 percent of 211 units sold), RiverTrees Residences (73 percent or 218 units sold) and The Panorama (48 percent of 58 units sold). The 52-unit Cluny Park Residence also saw healthy interest prior to its official launch. 

"In the secondary market, Savills analysis of caveats show that 1,010 private residential properties changed hands in the first three months of the year, representing a quarter-on-quarter fall of 26.8 percent." On an annual basis, sales volumes slumped 57.9 percent from 2,397 units in Q1 2013. 

Despite the lacklustre sales, 13 residential projects are expected to be released in the next six months, including Pollen & Bleu on Farrer Drive, New Futura on Leonie Hill Road, Gramercy Park on Grange Road and Robin Residences on Robin Road.

Using Singapore property Watch, we gathered data on the streets in a one-kilometer radius around Geylang Lorong 24, reportedly known for its vice activities, and analysed them for spillover effects on property prices.

STProperty conducted a profitability analysis of sales transactions of Pasir Panjang condominiums, following the two Singapore Property News articles on 7 April 2014 and the launch of the upcoming The Sorrento condominium project during the upcoming Easter weekend.

In this analysis, we decided to compare median profits and compounded returns of older condominiums, including Villa de West, The Spectrum and Palm Green in order to estimate the future profitability of newer condominiums such as The Sorrento, Seasuites Condo, Icon@ Pasir Panjang and Whiteheaven.

AMONG the major sectors of the local property market, the office sector had been seen as a pariah. The post-Lehman crisis redrew the financial landscape where deleveraging was the buzzword. Financial institutions were in no mood to expand, cost cuttings were deep and on top of that, the crisis triggered a series of flare-ups in the eurozone. As the supply of Grade A office buildings in the CBD increased with the completion of the new buildings in the Marina Bay area, vacancy levels started to rise. Consequently, by the law of demand and supply, rents began to decline, and had been doing so continuously since the second quarter of 2011.

The appetite for micro-strata units from small-time investors driven out of the residential market has maintained, if not, increased the rate per square foot paid for commercial property. This, in addition to a low interest rate environment has squeezed yields as capital values remained high, leading transaction volumes to decline as institutional buyers found it difficult to justify a purchase based on initial rental returns.
