The $638 million collective sale of Shunfu Ville has stoked the interest of developers looking for potential redevelopment sites, as well as homeowners hoping to dispose their older properties, reported The Straits Times.

Located close to the Marymount MRT station, the 358-unit privatised HUDC estate changed hands in May, with each owner pocketing around $1.78 million, or a 50 percent premium over a typical unit’s price. It is also the first en bloc transaction in almost a year, and the most expensive since 2007.

“There is interest from developers, which is why we are stepping up our search for suitable projects,” said Karamjit Singh, International Director at JLL.

Singapore’s housing market has shown signs of life recently, as both developers and buyers drive a pick-up in activity.

BUYERS HAVE SOAKED UP WELL-POSITIONED PROJECTS

In March, Sim Lian Holdings surprised the market with strong sales of its executive condominium project Wandervale, moving almost 300 units out of a total of 534 units within the first month of launch.

Based on feedback from the ground, Sim Lian is again poised to do well for its pending launch of another EC, the Treasure Crest. Some might attribute its better-than-expected performance to the projects being ECs that are fairly priced and cater to local demand.

However, over the last weekend, GEM Residences, a private condominium project, managed to sell about 50 per cent of its units despite its relatively high price and not too exciting location. These rather strong sales performances are being achieved despite known market weaknesses.

Despite overall decline in housing demand over the past few years, there is still a visible level of sales activity in the high-end segment.

SALES activity in the Core Central Region (CCR) has slowed since the introduction of the cooling measures: from 3,452 transactions in 2013 to 1,775 in 2014 and 1,640 in 2015. Buyers are waiting for more price adjustments before taking the next step. CBRE believes this is a window of opportunity for purchasing a prime property.

Despite the overall decline in housing demand over the past few years, there is still a visible level of sales activity in the high-end segment. Buyers are aware that prices are now at more realistic levels as the CCR price index has declined by 4.1 per cent in 2014 and another 2.5 per cent in 2015.

The executive condominium market has cooled down after a slew of cooling measures were implemented in December 2013, which included the implementation of a 30% Mortgage Service Ratio (MSR), and a resale levy for second-time buyers. Tightened financing conditions have dampened demand, and the resale levy has deterred many upgraders. Even though the income ceiling for EC buyers has been raised from $12,000 to $14,000 with effect from Aug 23, 2015, there was no significant pickup in demand. One possible reason is that a large proportion of EC demand is from households earning $12,000 and below. As such, buyers are still very price- and product-sensitive, with demand skewed towards selected projects. Another reason would be that the adverse effects of the cooling measures still outweigh the benefits derived from the rise in income ceiling.

Despite the abundant supply of land for Singapore new private homes under the confirmed list of Government Land Sales (GLS) Programme for 2H 2016, no new executive condominium (EC) development sites were released.

Since year 2008, this is the first time that no executive condominium (EC) sites was released under the confirmed list, however due to oversupply concerns in the market, it didn’t come as a surprise, according to Credit Suisse.

SINGAPORE: A S$4.3 million loss on the sale of a property would be a terrifying prospect for most people.

But that eye-watering amount is what the owner of a three-bedroom apartment at The Ritz-Carlton Residences Singapore Cairnhill saw disappear down the sink when the property was sold earlier this year.

The seller, a Chinese national who was a permanent resident here, had purchased the unit at S$3,815 per square foot (psf) in June 2013 and resold it at S$2,508 psf, a historical low. This was the most unprofitable deal for private non-landed homes in the first quarter of 2016.

SINGAPORE: Households across all income groups earned more last year, with those in the lowest 30 per cent and top 10 per cent seeing the fastest real income growth, according to official data released on Friday (Feb 26).

Based on the Department of Statistics' annual Key Household Income Trends survey, the median household income from work rose to S$8,666 last year, up S$374 from S$8,292 in 2014. This is an increase of 4.5 per cent in nominal terms, or an increase of 4.9 per cent in real terms, after accounting for inflation.

The Criterion and The Brownstone Executive Condominiums (ECs) offer everything you could possibly want – quality finishes, top notch facilities and proximity to essential amenities – but are more affordable than new private condos.

Some of the most recognisable projects dotting our cityscape are ECs. These developments enable families to enjoy homes that are every bit as luxurious as private property, but at a more affordable price.

City Developments Limited (CDL) recently unveiled two EC projects, The Criterion and The Brownstone. Located in the north, both developments are slated to receive their TOP in late 2018 and early 2019 respectively.

IT seems unlikely that the government will offer property developers any reprieve in this month's Budget, industry watchers believe.

The Ministry of National Development (MND) was very direct in its reply on Feb 29: "It is too early to relax the measures now. Doing so could result in a market rebound."

This was a written reply to a Member of Parliament who had asked if MND would consider reviewing the cooling measures by removing the additional buyer's stamp duty (ABSD) or Singaporeans, but retaining it for foreigners.

DESPITE much industry lobbying for an extension of deadlines for developers to meet the conditions for additional buyer's stamp duty (ABSD) remission on residential sites, it appears that many developers are sanguine about the looming deadlines.

While tight-lipped about their marketing strategies, developers whom BT spoke to are confident that their projects will sell out before the respective ABSD deadlines - without having to resort to massive price cuts.

MOF does not see need to relax 5-year deadline for developers to complete and sell off a project

Singapore- THE government has rebuffed calls by some developers to extend the five-year deadline for them to complete a residential project and sell all its units - part of a slew of property cooling measures introduced in recent years.

Meeting the conditions gave developers an upfront remission of the 15 per cent additional buyer's stamp duty (ABSD) on the purchase price of the residential site, but many are struggling to do so because of the sluggish real estate market.

"Currently, we do not see a need to relax this condition as the deadlines remain relevant and reasonable," a Ministry of Finance spokeswoman told BT.

The Shunfu Ville estate in Bishan has been sold for $638 million, with many of its owners reaping a tidy profit.

The price works out to an average price of $1.782 million for owners of the 358-unit privatised Housing and Urban Development Company (HUDC) estate.

That is almost 50 per cent above the typical value of a unit on its own, said Ms Yong Choon Fah, national director of capital markets at JLL, which brokered the sale.

FOREIGN INVESTMENT pouring into China is going through a seismic shift from low-end manufacturing towards services. This is shaking up the global supply-chain status quo, and thrusting fast-growing but still relatively low-cost Southeast Asia into the spotlight as an attractive alternative location for labour-intensive manufacturing.

As China's economy has developed and grown, wages and production costs have risen sharply. Manufacturing goods in China is no longer as cheap as it once was. Markets such as Vietnam and Cambodia are becoming appealing alternatives for foreign companies that are mulling investments in labour-intensive manufacturing projects.

The shift in flows of foreign direct investment (FDI) is actually good news for China. Attracting investment in value-added sectors such as services and high-tech manufacturing is preferable to flows into low-value manufacturing. It is in line with government efforts to maintain strong economic growth and draw greater attention from overseas investors.

While it is better known as part of the central business district (CBD), Tanjong Pagar is not without its private and public residential areas and other fascinating places of interest. The area generally centres around Neil Road, Maxwell Road, Peck Seah Street, Wallich Street, Tanjong Pagar Road and Craig Road.

Tanjong Pagar Plaza, Spottiswoode Park, and Everton Park are HDB estates nestled within Tanjong Pagar, each with its own identity and memories for residents. In fact, local writer Desmond Ong wrote a story in the popular Balik Kampung anthology series based on his experience growing up in the Spottiswoode Park estate near the former Tanjong Pagar railway station.

The Land Transport Authority (LTA) will be calling several tenders for the construction of the 21.5km North-South Corridor (NSC) in the coming months.

With the aim of connecting towns in the northern region to the city centre, the NSC is touted as Singapore’s first integrated transport corridor, featuring continuous bus lanes and cycling trunk routes, said the LTA.

SINGAPORE - The North-South Corridor - a 21.5km expressway that will connect towns in the northern region to the city - is expected to be completed around 2026.

Revealing this in a press release on Thursday (April 28), the Land Transport Authority (LTA) said it will be calling several tenders for the project in the coming months, with major construction works to start in 2017.

While first conceptualised as a vehicular expressway to be finished in 2020, the corridor will now be built as the island's first "integrated transport corridor" featuring dedicated bus lanes and cycling trunk routes.
