Despite concerns over the global stock market rout, economic uncertainty and interest rate hikes, investors have continued to snap up “value buys” in luxury condos in the traditional prime districts of 9 and 10. Some of these transactions were even done at prices above $3,000 psf.

At the Ritz-Carlton Residences on Cairnhill Road, two 3,057 sq ft, four-bedroom units on the 26th and 33rd floors were sold for $10.6 million ($3,467 psf) and $11.6 million ($3,795 psf) respectively, according to caveats lodged on Feb 5. Both units were said to have been purchased by a mainland Chinese national whose offer prices were even above the developer’s asking prices, says Lydia Wu, associate district director of OrangeTee. “Mainland Chinese buyers tend to be less price-conscious than local buyers, and this particular buyer wanted the units for its lifestyle and prestige,” she adds.

THE Singapore luxury condo market has seen better days, with prices and volumes remaining well below the peaks last seen in the pre-Global Financial Crisis (GFC) property boom. Developers are still left with a substantial amount of unsold inventories and cooling measures have put a lid on demand. Hence, prices and volumes have remained soft. However, the luxury condo market is showing signs of thawing, with transaction volumes slowly creeping up, amid depressed prices, since the second half of 2014. In this article, we define luxury condos as non-landed private residential units located in the Core Central Region (CCR) that have transacted at prices above S$4 million.

Private Resale Flats End Year FLAT

Observations:

Non-landed Private Residential Resale prices inched up 0.1%. Non-landed Private Residential Resale prices increased 0.1% in December compared to November 2014. This increase is driven by transactions in OCR where prices went up 0.5%. On the other hand, prices dropped in CCR and RCR by 1.1%, and 1.2%, respectively.

According to the SRX Non-landed Private Residential Price Index:

Year-on-year, prices have dropped 4.2% from December 2013;
Prices have declined 6.1% since the recent peak in Jan 2014.

Buyers shun luxury city apartments despite price falls

Luxury apartment sales in the city centre sank markedly in the first half of 2014, revealed a CBRE report.

According to caveats data for the Core Central Region (CCR), there were 48 transactions of properties costing $5 million and above in the first six months of the year, compared to 78 and 107 deals in H2 2013 and H1 2013 respectively.
