Singapore has a highly developed trade-oriented market economy. Singapore's economy has been ranked as the most open in the world, 7th least corrupt, most pro-business, with low tax rates (14.2% of Gross Domestic Product, GDP) and has the third highest per-capita GDP in the world; in terms of Purchasing Power Parity (PPP).

Government-linked companies play a substantial role in Singapore's economy, which are owned through the sovereign wealth fund Temasek Holdings, which holds majority stakes in several of the nation's largest companies, such as Singapore Airlines, SingTel, ST Engineering and MediaCorp.

With first-timer demand for flats already fulfilled, the Housing Board can now focus on rejuvenating older estates, reportedChannel NewsAsia.

HDB manages 26 towns and housing estates, of which some are decades-old, while others are newly-built. But even as new Build-To-Order (BTO) launches are rolled out, the agency remains committed to upgrading existing estates.

In fact, it expanded its upgrading programme during the financial year 2014/2015 to more towns, resulting in the upgrading segment registering a deficit of $574 million, up from $568 million in the previous financial year.

The other day I had a little “fight” with an up-riding escalator. It resulted in a large (but not deep) gash on my toe. While the bandage was on, I managed to resist touching the wound, but now that it’s off, I’m finding it very hard to resist picking at the s… Ahem. I think I shouldn’t disgust you any further.

My point is that bandages are there to allow something to heal, to bring it back to normal. It’s the same way with the property cooling measures, especially the Additional Buyer’s Stamp Duty. The Additional Buyer’s Stamp Duty acts like a bandage that allows the property market to heal.

But less than 4 years since it was implemented, there are starting to be calls for it to be removed.

DEFINITION of 'Gross Domestic Product - GDP'

Gross domestic product (GDP) is the monetary value of all the finished goods and services produced within a country's borders in a specific time period. Though GDP is usually calculated on an annual basis, it can be calculated on a quarterly basis as well. GDP includes all private and public consumption, government outlays, investments and exports minus imports that occur within a defined territory. Put simply, GDP is a broad measurement of a nation’s overall economic activity.

Mainstream economic thought states that a moderate amount of inflation is good for economic growth, and most of the world's central banks target an annualized inflation rate of 2 to 3%. When inflation gets out of hand, prices rise too quickly for incomes to adjust, which can potentially lead to an economic crisis known as hyperinflation where prices inflate quickly and exponentially. If the rate of inflation begins to decrease, it is known as disinflation. Deflation occurs when the change in prices turns negative.

It's been a few years into the economic recovery from the Great Recession, and the employment picture has been rocky. Rather than a quick bounce back with strong employment and higher wages, this recovery has seen the unemployment rate trickle down to its current 5.4%. Meanwhile, the wages for the majority of workers have been stagnant, especially when considering the level of wages adjusted for inflation, or the real wage.

It's a record that has held for more than 20 years but by the middle of the year, Tanjong Pagar Centre will claim the title of the tallest building in Singapore - even if it is by just 10m.

At 290m, Tanjong Pagar Centre will tower over the central business district, displacing UOB Plaza One, One Raffles Place and Republic Plaza, which had jointly held the title.

The three buildings are about 280m tall - One Raffles Place was completed in 1988, UOB Plaza One in 1992 and Republic Plaza in 1995.

The 290m-high Tanjong Pagar Centre "will act as a catalyst in accelerating the rejuvenation and transformation of Tanjong Pagar District into a business and lifestyle hub in the CBD", says the President and CEO of developer GuocoLand Group. 

SINGAPORE: The developer of Tanjong Pagar Centre is pinning its hopes on its latest development to be at the heart of efforts to rejuvenate the Tanjong Pagar District, according to President and CEO of GuocoLand Group, Mr Raymond Choong.

Mr Choong was speaking at the development’s topping up ceremony on Wednesday (Jan 13), which was attended by National Development Minister Lawrence Wong.

"Tanjong Pagar Centre makes two key contributions to the Singapore city. It will act as a catalyst in accelerating the rejuvenation and transformation of Tanjong Pagar District into a business and lifestyle hub in the CBD," said Mr Choong. "Additionally, its 'Integrated Vertical Living' design concept offers a model for Singapore’s urban future."

INCREASED vacancy rates amid an oversupply of executive condominium units (ECs) is reviving debate in property circles about the relevance of the public-private housing type today.

This is especially so since the recently increased income ceiling to S$14,000 from S$12,000 seems to have failed to boost demand for ECs, despite 6 per cent more Singaporean households added to the eligible buyer pool.

With the residential market stabilising, analysts believe that this could be an opportune time to tweak the property cooling measures.

Private resale home prices have fallen by around eight percent, while HDB resale prices have dropped by about 10 percent from their 2013 highs, reported Channel NewsAsia.

In fact, one analyst feels that a slowing economy could offer the best environment to ease some of the curbs without fear of market spikes.

Prices fell 0.5 per cent in the fourth quarter of 2015, following a 1.3 per cent drop in the previous quarter, based on flash estimates released by the Urban Redevelopment Authority.


SINGAPORE: Private residential property prices fell 3.7 per cent for the whole of 2015, extending a 4 per cent decline in 2014, according to Urban Redevelopment Authority (URA) flash estimates released on Monday (Jan 4).

Prices fell 0.5 per cent in the fourth quarter of 2015, following a 1.3 per cent drop in the previous quarter, based on the private residential property index, which declined 0.7 points to 141.6 points in the fourth quarter.

SINGAPORE: Resale prices for flats fell 1.5 per cent for the whole of 2015, despite rising marginally in the fourth quarter, according to flash estimates released by the Housing and Development Board (HDB) on Monday (Jan 4).

The Resale Price Index (RPI) for the fourth quarter came in at 134.9, up 0.2 per cent from the previous quarter, HDB said. The index provides information on the general price movements in the resale public housing market.

Large fresh batches of completed homes will be entering the market next year, which may in turn increase the supply of available private homes and decrease consumer’s demand. Add the Federal Reserve’s rate hike which was just announced yesterday, the market is expected to remain quiet in 2016. The authorities are picking up on these changes and have announced that they will be holding back on the release of land sites for sale in the first half of 2016.

Appreciate the ‘fine’ city

In public perception, Singapore is perhaps most renowned for its somewhat zealous law making. (If you are convicted of littering more than once, you will have to spend a few hours cleaning a public place, wearing a brightly coloured bib).

But to corporates, the enduring legacy of its colonial past is a backbone of English Common Law, especially in contract, arbitration and labour law. This is married with a firm respect for Intellectual Property rights, where infringement can be viewed as a criminal rather than civil offence.
