Singapore’s population growth slowest in 9 years

Citizen population up by 0.9 per cent to 3.31 million; continues to grow older. Total population reaches 5.4 million as at end-June, a rise of 1.6 % over the last year

SINGAPORE — The total population here grew over last year at its slowest pace since 2004, partly due to tightened foreign manpower policies and weaker economic conditions. A bright spot was the Total Fertility Rate (TFR) inching up to a five-year high, thanks to the “Dragon Year effect”.

As at end-June, Singapore’s total population stood at 5.4 million — a rise of 1.6 per cent over last year.

Singapore Announces S$2 Billion Package to Increase Population

Singapore will increase spending on population-growth measures by 25 percent, rolling out incentives ranging from government-paid time off for adoption and paternity leave to funding for fertility treatments.

An annual budget of S$2 billion ($1.6 billion) will be set aside for measures including state-funded childcare leave, healthcare costs and financial support for housing to married couples, the government said in a statement today. That’s an increase from S$1.6 billion in the last package in 2008, it said.

“The enhanced package aims to provide more comprehensive support for Singaporeans in getting married and starting their families,” the government said in the statement. “Addressing our falling birth rate requires a concerted effort beyond government initiatives.”

While Singapore's trade dependent economy has had a tough 2012, even teetering on the brink of a recession earlier this year, the city state's residential property market has remained robust, with prices among the highest in the world.

Private home prices in this Southeast Asian financial hub have risen a whopping 56 percent since the global financial crisis, and most analysts expect this upward trajectory to continue into the new year, even as the market faces a drop in sales volumes amid a somber growth outlook.

Singapore's private housing market has seen months of double-digit declines in sales, including a 44 percent month-on-month fall in November, in part due to a number of cooling measures introduced by the government – yet prices have remained firm.

Property markets in Hong Kong and Singapore have turned red hot in recent times pushing buyers out of the market and raising fears of a bubble. But research from real estate services firm Jones Lang LaSalle suggests some of this heat could be coming off.

According to Jones Lang LaSalle's Residential Index - which measures luxury residential markets across Asia - Hong Kong and Singapore were the only two out of nine profiled markets which saw prices come down. Hong Kong's luxury property prices fell 1.1 percent quarter on quarter over January to March, while Singapore came down 0.6 percent.

Wave of newly-completed condominiums drives down rents

A wave of newly completed condominiums is bumping up the supply of rental homes in the market, forcing landlords to lower their asking rents to beat the stiff competition.

More cuts might be on the way as the number of private homes to be completed this year is projected to jump 62 per cent from last year, property consultants say.

Khaw: Need for 700,000 more homes by 2030

Enough land has been set aside for 700,000 more homes here by 2030 - more than half the 1.2 million households currently - to cater to a growing population.

This is part of a plan to provide good and affordable housing for Singaporeans detailed in the Population White Paper yesterday, as the population may reach 6.9 million by then.

"To support that kind of trajectory, we estimate that we will need another 700,000 new homes," said Minister for National Development Khaw Boon Wan at a press conference.
