En bloc Sales Process starts off officially with he forming off the Collective Sales Committee (CSC). A minimum of 20% of the share values or owners comprising 25% of the total number of subsidiary proprietors’ votes.

Owners of developments which had failed in an earlier round of En bloc sales in Singapore needs wait 2 years before re-starting the En Bloc sales process by proceeding to obtain a higher threshold of 50% of the share values or 50% of the subsidiary proprietors’ votes before calling for an Extra-ordinary General Meeting (EOGM).

Enbloc redevelopment can be either good or bad. There are many pitfalls along the way of going Enbloc. In order to proceed to the Enbloc stage, you must obtain 80% of the home owner’s (share value and area value) consent within a stipulated period for properties older than 10 years.

The rules are quite onerous and stringent and is governed by the Land Titles (Strata) Act – section 84A. Along the years, additions and amendments by the ministry of law to the enbloc law have made the Enbloc rules even tighter.

With the en bloc beneficiaries at Amber Park expecting to collect their sale proceeds soon, owners of condominiums in the neighbourhood are enjoying a price uplift.

The 200-unit Amber Park was sold en bloc to listed property developer City Developments (CDL) last October for $906.7 million, or $1,515 psf per plot ratio (ppr). Owners of typical three-bedroom units in the project will receive $4.376 million each, while penthouse owners will pocket $8.3 million each. Based on the land rate of $1,515 psf ppr, CDL is expected to price the new 600-unit development, called The Opus, at $2,300 to $2,400 psf.

One popular argument is that investing in resale units are less risky for new landlords, while new launches are better suited for seasoned investors to assess. Bear in mind that when you’re buying an investment property to rent out, you have a different set of considerations from the typical homeowner. That means looking at things in terms of cold, hard numbers, and how pretty (or otherwise) a property might look could matter less.

Singapore’s private property market experienced robust growth but was muted midway by property cooling measures. We list down the key highlights in our 2018 property market roundups and our outlook for 2019.

Singapore’s private property market saw a steep rebound from the fourth quarter of 2017 after many quarters of decline in its Property Price Index (PPI) since the fourth quarter of 2013.

Figures from the Urban Redevelopment Authority (URA) showed that the Lion City’s PPI surged by 11.0 points from 138.7 in the fourth quarter of 2017 to 149.7 points in the third quarter of 2018.

The Surprising Ways China Affects the U.S. Economy

China's economy produced $23.12 trillion in 2017, based on purchasing power parity. It's the world's largest economy. The European Union is second, at $19.9 trillion. The United States fell to third place, producing $19.3 trillion.

China has 1.38 billion people, more than any other country in the world. China is still a relatively poor country in terms of its standard of living. Its economy only produces $16,600 per person, compared to the U.S. gross domestic product per capita of $59,500.

[SINGAPORE] Singapore home prices may rise as much as 10 per cent by the end of next year and are on track to double by 2030 as faster income growth overpowers recent property curbs and higher interest rates, according to Morgan Stanley.

Home prices rose in four of the five previous rate hike cycles, Morgan Stanley analysts said in a note to clients. Faster economic growth, the city-state's attraction as a global hub and demand from buyers flush with cash from en-bloc redevelopments will underpin the housing market, they said.

PRIVATE economists unanimously fingered higher US-China trade tensions as a downside risk to Singapore’s growth, as they dialled down their forecast for 2019 in a recent industry poll.

Economists expect Singapore’s gross domestic product (GDP) growth to ease to 2.6 per cent in 2019, from an estimated 3.3 per cent in 2018, according to results out on Wednesday from a quarterly survey by the Monetary Authority of Singapore (MAS).

SINGAPORE is headed for a slowdown, private-sector analysts said, while agreeing that the US-China trade war is the top risk to the economy.

The private housing supply in Singapore is expected to surge next year as $10.5 billion worth of en bloc deals were concluded in the first half of 2018, with many of the sites expected to launch next year, according to the PropertyGuru Property Market Outlook 2019.

This includes the highly anticipated Pearlbank Apartments in Outram, which was acquired for $728 million by CapitaLand and Pacific Mansion in River Valley, which was sold to a GuocoLand-led consortium for $938 million.

SINGAPORE - While trade tensions between the United States and China could ease, key economists shaved more off their forecast for 2019 economic growth, the latest Monetary Authority of Singapore (MAS) survey shows.

A big downside risk is protectionism, they added.

For 2018, the economy is expected to grow by 3.3 per cent, a tad above the 3.2 per cent forecast made in September.

But growth is tipped to slow to 2.6 per cent in 2019, down from the 2.7 per cent expansion predicted previously, according to the survey findings released on Wednesday (Dec 12).

These figures show economists agree with the Government's forecast of between 3 and 3.5 per cent growth for 2018, and slowing to between 1.5 and 3.5 per cent next year.

The latest poll show that rising trade protectionism remains a key concern among the 23 economists and analysts polled.

With 2018 drawing to a close, Cushman & Wakefield’s Christine Li gives a snapshot of how next year could pan out. The private housing market may not be as gloomy as widely perceived.

 
During the weekend of Nov 3 and 4, MCL Land’s preview of Parc Esta in Eunos drew more than 5,000 visitors. That weekend, two projects were launched and registered relatively healthy sales. Roxy Pacific Holdings sold 45 out of a total of 98 units at the freehold Arena Residences on Guillemard Lane. The average price of units sold was $1,750 to $1,850 psf. City Developments (CDL) sold 160 of the 240 units released at the 721-unit Whistler Grand on West Coast Vale, with units priced at an average of $1,380 psf.

SINGAPORE - The Monetary Authority of Singapore (MAS) has urged prospective property buyers to exercise caution when considering taking up loans to fund purchases amid rising interest rates and upcoming supply.

Household debt grew 3 per cent year-on-year in the third quarter, mainly on the back of a 3.4 per cent increase in housing loans in the same period, MAS said in its annual Financial Stability Review released on Friday (Nov 23). The rise in household debt is in line with income growth, it added.

SINGAPORE - The two main carparks at Holland Village will be closed on Feb 1 next year when a temporary road will be built to link the enclave and an Urban Redevelopment Authority (URA) carpark off Holland Drive.

According to a circular distributed to businesses in the area this week, the developers behind an upcoming mixed-use development to be built on the space said most of the open-air carpark comprising 317 spaces will be closed from Nov 1 for diversion of water and gas pipes, and construction works.

The US economy is doing well and the Federal Reserve has raised interest rates for the first time in almost a decade in a bid to tighten money supply.

While the rate increase was small at 0.25% per year and widely anticipated, it is highly likely that more increases will follow. As the liquidity in the US financial market is reduced, there could be far-reaching implications on the global economy.

Singapore property investments will also be impacted by the Fed’s new policy as interest rates here mirror the increase in the US.

The US Federal Reserve (Fed) increased interest rates by 25 basis points in March for the sixth time since 2015. This simply means interest rates in the US have increased by 0.25%, and are currently hovering between a range of 1.50% and 1.75%.

Further, the Fed signalled there would be up to two more rate hikes in 2018, and it raised its forecast on continuing rate hikes through to 2020.
