Eye on Sengkang: Still room for more growth

As one of Singapore’s relatively new residential towns, Sengkang is an increasingly vibrant new town in the northeast of the island. Originally a fishing village along Sungei Serangoon, the area used to be home to rubber and pepper plantations and fishing villages but in recent decades, it underwent rapid development to transform it into a modern housing district.
Sengkang is also the first satellite new town where major public transport amenities were built together with HDB projects. The Sengkang Light Rail Transit (LRT) line was constructed at the same time the HDB blocks were being built.
There are currently about 50,080 HDB flats in Sengkang which are home to about 170,400 residents. The population there is expected to grow as more BTO flats are currently being constructed and will be ready in the coming years.

Under the Urban Redevelopment Authority (URA) Master Plan 2014, a new integrated development is also planned near the Buangkok MRT station. There is a possibility for it to be built on the land next to Palm View Primary School and HDB’s Build-To-Order (BTO) project Compassvale Ancilla. Other existing private projects near the station include The Quartz by GuocoLand, and an Executive Condominium (EC) Esparina Residences. Meanwhile the Jewel @ Buangkok is expected to be ready in 2017.
There are also upcoming commercial entities in Sengkang such as The Seletar Mall, which is connected to Fernvale LRT station and slated to open by year-end.
Located at the junction of Sengkang West Avenue and Fernvale Road, the four-storey retail development with a Gross Floor Area (GFA) of around 284,000 sq ft is a joint venture by Singapore Press Holdings and United Engineers Development. Its major tenants include NTUC FairPrice Finest, NTUC Foodfare food court and Shaw Theatres cinema.
As The Seletar Mall aims to provide an enjoyable experience for parents and children, there will be child-friendly facilities such as nursery rooms, changing stations as well as an outdoor play area at the roof garden.
Chairman of SPH Dr Lee Boon Yang said, “When Seletar Mall opens for business at the end of this year, it will cater to the needs of residents in the vicinity as a family-oriented shopping mall. We will provide a great retail mix and an enjoyable shopping experience.”
As the mall is surrounded by several existing and upcoming residential areas, it will prove to be popular with the 320,000 residents living in HDB flats, private condominiums and landed homes located within three km radius of the mall.
It is such conveniences that makes Sengkang an attractive place to call home.
Sengkang resident Ida Yusri chose to continue living there and purchased her matrimonial home close to her parents. “Sengkang is connected to the North East Line (NEL) so it is very fast and convenient to get around to my favourite places such as town and VivoCity,” she said. For basic necessities, she turns to Compasspoint, a mall by Frasers Centrepoint Malls which is integrated with the Sengkang MRT, LRT and bus interchange.
She looks forward to moving to her new home at Fernvale Rivergrove in a couple of years. The BTO project is located next to Sengkang Riverside Park, one of Sengkang’s green spaces.
Green living and healthcare needs
Sengkang is within easy reach to green spaces and recreational options. In fact, Sungei Punggol runs right through Sengkang while Sungei Serangoon is located further east to the area, and residents can access both rivers through a network of park connectors.
To further improve access to green spaces in Sengkang, new neighbourhood parks at Rivervale Crescent, Compassvale Walk, Compassvale Lane, Compassvale Bow and Jalan Kayu will be created.
The healthcare needs of the community are also highlighted in the URA Master Plan 2014.
In 2018, Sengkang General Hospital and Community Hospital will open; offering several clinical specialties and general hospital competencies with community-based care.
Located next to Cheng Lim LRT station and about 300 metres diagonally across from the Sengkang MRT station this 1,400-bed integrated hospital development will deliver holistic, multi-disciplinary and patient-centric care covering all major healthcare disciplines.
Sengkang General and Community Hospital also will partner primary care physicians, polyclinics and intermediate-and-long term care providers to offer a seamless healthcare experience for residents in north-eastern Singapore.
Additionally, Fu Hui Link, a nursing home with community services such as care centres for infants, children and senior citizens, will open at Compassvale Walk by 2015. As an integrated community hub, the 300-bed facility will also offer counseling services health screening and wellness programmes.
Travel and work nodes
Travelling within Sengkang and to other parts of Singapore will be improved with several enhancements to the roads and public transport services.
Residents can look forward to a new bus interchange which will be developed at Buangkok MRT station.
For the convenience of drivers, the Tampines Expressway (TPE) between Jalan Kayu Flyover and Punggol West Flyover will be widened, as well as Compassvale Bow and Sengkang East Road.
Fernvale Street will be extended to connect with Jalan Kayu, giving residents in BTO flats around Fernvale Street nearer access to the TPE.
By 2014, a new road, Sengkang West Road will also be ready, and by 2016 it will be connected to Sengkang West Way after the latter is extended. The new dual 3-lane Sengkang West Road will also relieve heavy traffic at Jalan Kayu.
Over the next few years, several new developments, such as the phased development of Sengkang West Industrial Park, will give Sengkang residents more opportunities to work closer to home.
The nearby Seletar Aerospace Park (SAP) will also be expanded, allowing more high-value-added job opportunities for residents. Managed by JTC, SAP is gearing up for Phase 3 of its development.
According to media reports, Singapore Technologies (ST) Aerospace launched a new $26.6 million three-storey centre at SAP earlier this year which will provide a range of services from pilot training to aircraft maintenance.
Needless to say, Sengkang residents can definitely benefit from enhanced amenities and new lifestyle destinations in the area over the next few years.
