The close of the Jiak Kim Street and Fourth Avenue GLS tenders on Dec 5 saw 10 and seven bids respectively, and land prices reaching a new high in both locations. This is despite the Monetary Authority of Singapore (MAS)’s warning on a possible oversupply last week.

Excluding commercial and white sites, the top bid of $955.4 million ($1,733 psf ppr) submitted by Frasers Centrepoint for the Jiak Kim Street, formerly occupied by Zouk, is the highest land price on a psf basis for GLS sites sold, says Christine Li, director of research at Cushman & Wakefield. The second bid submitted by Hong Leong is only 0.57% lower, “one of the lowest spreads in recent history,” she adds.

Average price also grew 42% to $925 psf ppr within 2014 to 2017.

Developers have paid substantial premiums for sites amidst aggressive bidding at public land tenders, Colliers International revealed.

According to a report, on average, the number of bids received for each Government Land Sales (GLS) residential tender has risen from eight in 2014 to 14 in January to November 2017.

The average price has also increased by 42% from $650 to $925 psf ppr between 2014 and 2017, assuming the minimum trigger land price of $1,250 psf ppr for Jiak Kim Street and $1,250 psf ppr for Fourth Avenue.

Singapore property prices are set to jump 10 per cent by the end of next year, according to United States banking giant Morgan Stanley.

The bank's in-house experts expect private home prices to start rising next month - instead of early next year as it stated in a previous forecast. The forecast does not relate to Housing Board flats.

The significant upswing in prices would reverse a four-year downcycle after a range of cooling measures was introduced to slow the market.

SINGAPORE - While Singapore has enjoyed much success as a maritime hub, it cannot rest on its laurels, said Prime Minister Lee Hsien Loong in a Facebook post on Monday (Oct 16).

PM Lee wrote that while Singapore has a port in a strategic location, there are "ports in the region competing for business" and "new trade routes opening up".

He said:"The Tuas mega port will strengthen our international maritime hub. We must do all we can to keep the path ahead smooth sailing!"

FOREIGN developers - those from China in particular - sense there's a killing to be made from Singapore's feverish en bloc market.

Amid limited options under the government land sales (GLS) programme, a few have plunged headlong into the game while several others are sussing out information on available en bloc sites and learning how the process works. It may only be a matter of time before more will emerge with en bloc trophies in hand, market watchers say.

SINGAPORE— In a sign developers are increasingly bullish about the private residential property market, two local developers have jointly snapped up the 200-unit Amber Park in Katong, marking the Republic’s largest freehold collective sale by dollar value.

The S$906.7 million deal went to City Developments’ (CDL) wholly owned subsidiary Cityzens Development and Hong Leong Group’s private real-estate arm Hong Realty, announced marketing agent JLL on Wednesday (Oct 4).

Based on flash estimates released by URA on Oct 2, the private residential property index rose by 0.7 point to 137.3 points in 3Q2017, from 136.6 points in 2Q2017. This translates into a 0.5% q-o-q increase, compared to a 0.1% decline in 2Q2017.

HONG Kong-listed Chinese developer Logan Property, which recently jointly placed a record bid of over S$1 billion for a Stirling Road residential plot, is eyeing more commercial and residential projects in Singapore amid tightening measures against developers in the mainland.

Logan Property, together with Chinese conglomerate Nanshan Group, was last month awarded the tender for the large 99-year-leasehold Stirling Road site after putting in a joint bid of S$1,050.7 per square foot per plot ratio on gross floor area.

On Jan 13, 2015, the Urban Redevelopment Authority (URA) announced a proposal to rezone parts of Geylang from Residential/Institution to Commercial/Institution. This is a proposed amendment to the URA Master Plan 2014.

A reader asked if I could kindly share my insights on Geylang’s rezoning plans and whether there are any future opportunities for sellers and buyers. Being very familiar with the location, I’ve addressed her questions below.

SINGAPORE: The residential en bloc market seems to be picking up steam this year.

With the sale of Serangoon Ville along Serangoon North Avenue 1 for S$499 million, the number of en bloc deals completed this year has increased to six, bringing the total value of such deals in 2017 to S$2.0 billion, a huge jump from the S$1.17 billion in 2016 and S$380 million in 2015.

Aug 22 saw the launch of collective sale tenders for two former HUDC estates - Florence Regency and Normanton Park - at a reserve price of $600 million and $800 million respectively.

Meanwhile, owners at Park West condominium are attempting a collective sale of the property at $750 million, subject to receiving the required approval of 80% of its homeowners.

So far in 2017, there have been nine collective sales sites that have received bids – including that of Citimac Industrial Building and 1 Draycott Park – worth a total value of approximately $3.5 billion.

The Ministry of National Development has raised the development charge (DC) rates for land use groups: commercial; landed residential; and non-landed residential for the period of Sept 1 to February 28, 2018. DC is payable to the state by property owners when approval is granted for land use intensification or for change of use. The DC rates remain unchanged for the other use groups.

Renowned developer – Sim Lian has been the headlines recently. They have now officially snapped up Tampines Court for a whooping $970 million. This comes at a time where collective sale seems to been going a bullish run. It is officially the largest deal since 2007 when the former Housing and Urban Development Company (HUDC) property since Farrer Court changed hands for $1.34 billion.

The big “E” (read: en bloc) has been making waves in the property market for a good part of the year. Everyone is talking about it but what does en bloc fever really entail?

En bloc fever is a property phenomenon that brings optimism to the real estate market. Thus far in 2017, there have already been six residential developments and an industrial complex sold en bloc. This figure far exceeds the three deals done in 2016. Looking at the numbers, we have hit S$2.5 billion in collective sale transactions, more than doubling the S$1 billion achieved in 2016. With a handful of deals in the pipeline and a few more awaiting bids; we can fully expect more en bloc deals to come into the market as we approach the last quarter of 2017. So where do we go from here? I will delve deeper and analyse the en bloc market in this article.

SINGAPORE's economy grew at a faster rate than market's expectations in the second quarter, prompting the government to narrow its growth forecast for this year and keep its monetary policy stance.

On Friday, the Ministry of Trade and Industry (MTI) unveiled that Singapore's gross domestic product (GDP) grew 2.9 per cent from a year ago in the second quarter. This was faster than the 2.5 per cent growth in the preceding quarter and also an upward revision from an earlier estimate of 2.5 per cent.
