16 bids for Sengkang EC site at Anchorvale Lane near Punggol Reservoir

SINGAPORE — There was a huge turnout for the last executive condominium (EC) site on offer this year, with 16 developers casting bids for an Anchorvale Lane plot that could yield about 630 units forn the Housing and Development Board (HDB).

It was the highest number of bidders for an EC site since the tender for a Yuan Ching Road site, now Lake Life, in July 2013.

THE price gap between executive condominiums (ECs) and private mass-market homes is closing as buyers in the resale market focus on getting maximum size for their money.

In 2009, resale ECs were on average 12.6 per cent cheaper on a per sq ft basis than comparable mass-market homes. But that difference has narrowed, coming down to 6.3 per cent in 2013 and 5.8 per cent last year, a study by SRX Property found.

SRX compared 13 ECs in areas such as Tampines, Jurong East and Woodlands with condos nearby that had similar leasehold and surrounding facilities.

SINGAPORE - The next 11/2 years will offer a window of opportunity for those looking to buy an executive condominium (EC) unit, property experts said, with new launches and supply expected to taper off later.

Nicholas Mak, executive director of property consultancy SLP International, said he expects the supply of ECs to slow down in two years, simply because the Government is selling less land for such developments.

"The golden period when there will be a lot of choices starts from next month to the end of next year," he said on the sidelines of the My Paper Advance Seminar held at the SPH News Centre Auditorium yesterday.
