Cambridge buying Bt Merah property

CAMBRIDGE Industrial Trust (CIT) will be acquiring a property in the Bukit Merah industrial precinct from Shriro Property (Singapore) for $32 million.

Located at 11 Chang Charn Road, the property is a six-storey warehouse cum light industrial building with a gross floor area of about 9,062 square metres (sqm). The leasehold property has a remaining land tenure of about 43 years. Its current tenants include British shoe manufacturer Clarks, Swiss herb lozenges maker Ricola and business technology consulting firm Info Lab.

In Singapore, there are generally two types of tenure – freehold and 99-year leasehold. A 999-year lease is usually considered similar to freehold as its difference in value is negligible while banks are not expected to impose any loan limit even if the lease covers a few hundred years, revealed a report from OrangeTee Research.

Freehold property offers a few advantages to leasehold, such as a slower pace of depreciation, higher en bloc potential and no restrictions on using CPF for house purchases.

Rentals keep up with rise in home prices

Rentals have kept pace with the rise in private home prices, but not across the board.

"Rental yields remain at 3.7 per cent islandwide," Maybank Kim Eng said in a report that compared 2011 and 2012 rentals at projects with more than 10 rental contracts.

The minimal change in the figure indicates condominium rental rates have generally kept up with the increase in prices last year.

However, not all districts fared equally. The worst showings were in Newton and Sentosa, with yields compressing to just 2.2 per cent last year.

The Ministry of National Development said the recent property cooling measures are still necessary and relevant to avoid a major price correction when economic conditions change.

SINGAPORE: The Ministry of National Development (MND) said the recent property cooling measures are still necessary and relevant to avoid a major price correction when economic conditions change.

Even though housing demand and price growth have eased, MND noted market activity remains robust and prices continue to rise.

It also noted interest rates remain unrealistically low.
