Affinity at Serangoon is a new condo at the former site of Serangoon Ville, which was sold En-Bloc to Oxley.
Base on the plot ratio of 2.8, Oxley purchase price of S$694 million works out to a land rate of S$834 per square foot per plot ratio (psf ppr) on the potential Gross Floor Ratio (GFA). This is after adding the differential premium paybale to the State to top up the lease and to intensify the land use.
The break-even price will be around S$1400psf. Hence, Affinity at Serangoon in the early launch will probably selling at around S$1600 and s$1700psf range.
