Should I Wait Further? I Believe That The Price Will Go Down

One of the notable differences between 2008 and now is that income was very much lower than the property price index during 2008. But this has changed over the past decade. The drop in interest rate has also further reduced the per month repayment.

Income in Singapore has not only grown over the years, the household liabilities have declined significantly over the past decade as well. As part of Singapore's property cooling measures, the Total Debt Servicing Ratio (TDSR) was implemented in 2013. Ever since then, the property price index has been stagnant; we have lost 7 years of property price growth.

During this time, Singapore has also restructured itself with a younger working population. This is important as the younger generation is a stronger driving force for both our GDP as well as our consumption growth. As a result, our GDP growth has well exceeded our property price growth during this period.

Even though forbearance programmes are being offered by banks, I do not think there will be many people who will need to utilise this. If you are a buyer looking for investment, I will instead advise you to do whatever you can to build up some cash reserves, for up to a year, to protect yourself from mortgages.

Singapore will continue with its productivity growth and further restructure the economy with new jobs.

The Economic Development Board has managed to secure $13 billion in investment commitments in the first four months of 2020, which has surpassed the targets for the whole year. We have worked for the past decade and we are advancing from the deleveraging process. We shall see a gradual growth and sustainable price increase in Singapore homes.

Next-Generation Industrial Parks

Defu Industrial Estate will be transformed from the slum of the industrial estate into a green and sustainable industrial park. The 30-year old estate will be progressively replaced by state-of-the-art industrial complexes. Furthermore, the total industrial floor space will be increased by five-fold to 2.1 million square metres, with a more attractive industrial space and work environment. All of this can help Singapore to meet its future industrial needs.
